A Feb. 28 groundbreaking ceremony marked the launch of Toronto\u2019s\u00a099 Atlantic<\/a>, the second part of a\u00a0Kevric Real Estate Corporation<\/a>\u00a0project that began with the redevelopment of the now fully leased\u00a040 Hanna<\/a>.<\/p>\n

\u201cOn this land we\u2019re beginning the construction of a new 145,000-square-foot office building that also includes retail,\u201d Kevric president Richard Hylands said at the groundbreaking.<\/p>\n

\u201cThe project will be very much a loft-style building which will be in keeping with the neighbouring building that we redeveloped recently, which was the\u00a0Brunswick\u00a0<\/a>billiards table company\u2019s building for the longest time.\u201d<\/p>\n

Liberty Village location<\/h3>\n

The development is located in the heart of Liberty Village, a formerly declining industrial area that\u2019s been revitalized in this millennium with new condominiums, office space, stores, bars, restaurants and craft breweries.<\/p>\n

Kevric has been involved with properties in the neighbourhood since 2007, but sold off others while retaining 40 Hanna and 99 Atlantic because of their potential. The company had to wait for existing leases to expire before it could put its plans into action.<\/p>\n

Liberty Village has been a magnet for creative companies in the technology, arts, media, marketing and design fields. Hylands is confident 99 Atlantic will attract the same types of firms.<\/p>\n

\u201cThe main reason why these companies are coming here is because the labour force they want to attract likes the quality of the neighbourhood and what it has to offer,\u201d said Hylands.<\/p>\n

\u201cToday it\u2019s not so much about where the executives live, it\u2019s more about where the workforce wants to live and where the workforce wants to work. Liberty Village meets all of those requirements.\u201d<\/p>\n

40 Hanna and 99 Atlantic<\/h3>\n

A post-groundbreaking reception was held in a new\u00a0Live Nation Canada<\/a>\u00a0event space containing a bar, kitchen and stage\u00a0in the offices it leases at\u00a040 Hanna. Kevric modernized that property while respecting the historical integrity of the 113-year-old brick-and-beam building.\u00a0Loblaw Digital<\/a>,\u00a0Trend Micro<\/a>\u00a0and\u00a0Organic Garage<\/a>\u00a0are other tenants.<\/p>\n

Colliers International<\/a>\u00a0is responsible for finding tenants for 99 Atlantic, which is scheduled to be ready for occupancy in two years.<\/p>\n

\u201cWe have some very serious tenants that we\u2019re negotiating with for a few floors,\u201d said Hylands.<\/p>\n

The building will offer: 19,000-square-foot floor plates; 12-foot ceilings; barrier-free access; four levels of underground parking with 205 spaces; easy access to the\u00a0GO Transit<\/a>\u00a0station at the south end of Atlantic Avenue; and 13,000 square feet of retail space.<\/p>\n

Kevric is targeting a\u00a0LEED<\/a>\u00a0Silver certification for 99 Atlantic. It will recycle materials during demolition and the finished product will include: green and white roof sections; four sides of natural light; a bicycle storage room; tenant shower facilities; energy-efficient heating, ventilation and air-conditioning systems; high-efficiency lighting; and sustainable curtain walls and construction materials.<\/p>\n

Hylands formed Montreal-based Kevric in 1997. The company specializes in the redevelopment and repositioning of existing properties and the development of new ones, primarily in Montreal, Toronto and Ottawa\/Gatineau.<\/p>\n

Kevric\u2019s other Toronto projects<\/h3>\n

Kevric\u2019s other major Toronto project is\u00a0Consilium Place<\/a>, a property it acquired in 2012 just south of Highway 401 and east of McCowan Road and the\u00a0Scarborough Town Centre<\/a>. It offers more than one million square feet of business and retail area in three towers.<\/p>\n

\u201cWe did a total upgrading of that complex,\u201d said Hylands. \u201cWe redid all of the common areas. We re-leased the complex. There\u2019s very little vacancy left in it today.<\/p>\n

\u201cI think we created a whole new environment there, because we ripped up all of the landscaping that was all around the complex and recreated a garden-type setting so that people have breakout areas outside of the building.\u201d<\/p>\n

Kevric is in the process of receiving approvals from the\u00a0City of Toronto<\/a>\u00a0to build a fourth tower of approximately 170,000 square feet.<\/p>\n

Hylands said his company has more in the pipeline in Toronto at sites around Liberty Village and just east of the Don Valley.<\/p>\n

\u201cIt\u2019s a little too early to provide details, but they\u2019re going to be exciting projects.\u201d<\/p>\n

Montreal\u2019s 1100 Atwater<\/h3>\n

Construction is also underway on a seven-storey office building, which will be slightly bigger than 99 Atlantic, at\u00a01100 Atwater Ave.<\/a>\u00a0in Montreal.<\/p>\n

\u201cIt\u2019s a conversion of an old\u00a0Royal Bank<\/a>\u00a0data centre that we completely took over at the end of last year and started demolition,\u201d said Hylands.<\/p>\n

\u201cWe\u2019re gutting the whole building and putting in new windows. It\u2019s across from the subway station and has a good work-live-play environment around it.\u201d<\/p>\n","protected":false},"excerpt":{"rendered":"
